BIM - Building Information Modeling

The digital revolution in the construction sector is advancing rapidly, fundamentally transforming traditional processes. Building Information Modeling emerges as a cornerstone of this evolution, transcending simple technical drawing to create an integrated information ecosystem. Multidisciplinary collaboration thus becomes not only possible but necessary, leading to intelligent design that breaks down barriers between disciplines and project phases, ushering in a new paradigm throughout the entire building lifecycle.

Building Information Modeling: Revolutionizing Design and Construction

Building Information Modeling is an innovative paradigm transforming the construction industry. Building information modeling is not simply software, but a collaborative process that integrates all building-related information into a single, comprehensive digital model.

This approach surpasses traditional two-dimensional design, enabling visualization and management of every building component in a parametric three-dimensional environment. Structural design benefits enormously from this methodology, as it allows for advance analysis of structural behavior under various load conditions.

The BIM model functions as an "intelligent container" that collects and organizes geometric data, physical properties, costs, construction timelines, and maintenance information. This wealth of data facilitates more informed decisions throughout all phases of the building lifecycle.

Thanks to real-time sharing among all project stakeholders, greater transparency in decision-making processes is achieved, along with reduced design errors and more accurate intervention planning. The end result is a superior quality project, optimized in terms of time and costs, with complete client satisfaction.

Digital Transformation in the AECO Sector: The Power of BIM Integration

Digitalization in the AECO (Architecture, Engineering, Construction and Operations) sector is redefining traditional operational paradigms. Building information modeling stands at the center of this revolution, offering tangible benefits that transform the entire construction process.

Interdisciplinary collaboration becomes seamless through simultaneous intervention by all professionals on the digital model, progressively enriching it with increasingly detailed and precise information. Clash detection between different systems (structural, mechanical, architectural) enables identification and resolution of design issues before construction begins.

Intelligent Resource Management optimizes the entire workflow, with documented reductions in completion times of up to 27% compared to traditional methods, translating into economic savings between 5% and 20% of total project cost.

Results become more accurately predictable, eliminating surprises during the execution phase. Overall project quality rises significantly, making the design team more convincing, innovative, and efficient. The BIM approach is now an indispensable quality standard for competitive projects.

BIM – Building Information Modeling: Preparing Projects for the Future

The BIM – Building Information Modeling It is now recognized as a mandatory regulatory standard for projects of economic significance. The Legislative Decree 36/2023 (new Public Contracts Code) establishes that from January 1, 2025, all contracting stations and granting authorities will have to adopt BIM methodologies for contracts exceeding €1,000,000.00, confirming the approach already outlined by the previous Ministerial Decree 312/2021. The implementation of Building Information Modeling requires specialized skills and a well-defined organizational structure. This ensures coverage of all roles required by the regulations. The modern Instrumental Surveys play a fundamental role in the process of“Scan to BIM“allowing the acquisition of precise data on existing buildings through laser scanner technologies and advanced photogrammetry, creating accurate digital models of the built reality. The transition to BIM offers concrete advantages:
    • prior knowledge of the final result
    • autonomous progress tracking
    • resource optimization
    • time and cost control
    • effective communication among the parties involved
    • Constant access to up-to-date information through the’data-sharing environment (CDE).

A new way of approaching DESIGN: from the development of a digital model of a project—understood as a «repository of information» about a building—to the sharing of data among professionals and the client. Thanks to BIM, process transparency is improved, decision-making is streamlined, and targeted interventions can be planned in advance to ensure high quality, optimize time and resources, and achieve full client satisfaction.

    Why choose us

The multidisciplinarity among the departments of 3i Group enables a holistic and dynamic approach to BIM design, from the creation to the management and optimization of the entire life cycle of a building or infrastructure. The team of engineers 3i Group shares the digital models and enables real-time, remote collaboration, reducing the time and costs associated with managing the entire development process.

BIM allows for the precise handling and management of building elements, simulating and analyzing building performance before construction begins. Furthermore, it identifies and resolves conflicts, errors, and inaccuracies before moving on to the construction phase, thereby speeding up on-site activities. It is a true Digital Transformation in the AECO Sector (Architecture, Engineering, Construction, and Operations).

    Advantages

COLLABORATION – Thanks to professionals working simultaneously on the digital model, the project takes shape and is enriched with information of the highest precision.

Interference Control – Digitizing the project allows architectural, structural, and mechanical/electrical models to be overlaid. This makes it possible to identify design errors before moving on to the construction phase.

SMART MANAGEMENT OF RESOURCES, TIME, AND COSTS – Collaborative planning of activities helps optimize the entire workflow. It is estimated that BIM project completion times are reduced by up to -27% compared to traditional projects, which translates into cost savings, with total project costs reduced by between 5 and 20% of the total.

GUARANTEED RESULTS The designer is able to accurately predict the final outcome of their work and prevent surprises during construction.

TOP-NOTCH QUALITY’ – Those who use BIM will be more convincing, innovative, cost-effective, and of higher quality.

Requirements Under Legislative Decree No. 36/2023

The new Public Procurement Code (Legislative Decree No. 36/2023) reaffirms the framework already established by the previous code and Ministerial Decree No. 312/2021: It will be mandatory to proceed with BIM methods for all tenders exceeding €1,000,000.00. Specifically, Article 43 of Legislative Decree 36/2023 provides that, effective Effective January 1, 2025, contracting authorities and concession-granting entities are required to adopt appropriate digital tools.

Annex I.9 sets forth the procedures and deadlines for the adoption of methods and tools for the digital management of construction information.

    BIM Team and Certifications

To correctly and efficiently manage all information and data in play within a BIM process, it is necessary to plan an organizational structure in which the roles and responsibilities of each stakeholder in the process are clearly defined. This implies the need for new professional figures with specific skills and responsibilities.

Everyone contributes to the process in relation to their knowledge and skills regarding processes, technologies, standards, and procedures. The following Certifications are recognized for the specialized figures at 3i BIM:

    • BIM Manager
    • No. 1 CDE Manager
    • No. 4 BIM Coordinator
    • No. 4 BIM SPECIALIST – MECHANICAL SYSTEMS
    • The certifications we have obtained are listed on the following page: https://www.gruppo3i.it/certificazioni/
